Project Feasibility & Budget

Before you hire an architect or break ground, we build a realistic budget and timeline. You'll know what your project actually costs before you commit to anything.

Team Assembly & Contracts

Architect, interior designer, landscape architect, GC — I vet candidates, manage the selection process, and review every contract before you sign.

Preconstruction Management

Design phase oversight, constructability review, value engineering, and permit coordination. Problems caught here cost a fraction of problems discovered mid-build.

Construction Oversight

Weekly site visits, schedule monitoring, change order review, quality checkpoints. You get a thorough written update — nothing gets lost in contractor texts.

Closeout & Punch List

A thorough punch-list process, warranty documentation, and subcontractor closeout so you move in with full confidence and a clean paper trail.

Engagement Structure

Monthly Retainer

A fixed monthly fee covering all standard oversight services. Best for active construction phases requiring regular site visits and owner communication.

Percentage of Construction Cost

Typically 3–5% of total construction cost for full-service project management from preconstruction through closeout.
